Please take a few minutes to make certain that you understand what we provide and what is expected of you, our tenant and our guests. Your signature on this agreement, or payment of money, or taking possession of the property after receipt of this agreement, is evidence of your acceptance of the agreement and your intended use of the property in accordance to the following rental guidelines.
Check IN: Check in is 3:00pm (Central Time). Early check in may be available. Call for prior approval.
Check OUT: Check out is 11am (Central Time) and a late check out may be available on limited basis and is restricted to a two hour timeframe. Call for approval.
Cancellation Policy: Cancellations for daily or weekly reservations require a 14 day notice prior to arrival date. If notice occurs within 14 days of arrival, no refund will be issued and all funds will be forfeited. There will be a $15 service fee for all cancellations.
Payment Methods: Cash, money orders, cashiers checks, personal checks Visa and Mastercard are accepted forms of rental payment. A major credit card is required to hold all reservations. 50% of the total stay is required at the time of reservation with the balance paid in full at time of check in. Your signature on this document confirms authorization of Buck Ridge Hideaway to debit this credit card account for the initial house deposit, and/or to reimburse BRH for costs incurred to repair/replace damaged or lost items. Charges to the credit card may include, but are not limited to: damages over and above normal wear and tear, theft, unreturned keys, unauthorized early check in or late check out. If a fee is charged, a letter will be sent to you explaining the reason for the additional credit card charges.
Taxes: All rentals are subject to Arkansas state sales tax.
Telephone: There is no phone service on the property and no internet connections. Most cell phones will work at this location, however.
Smoking: You and your guest are allowed to smoke outside the cottage only. If you smoke inside you may be asked to leave with no money refunded.
Pets: Please leave your animal friends at home.
Right of Entry: Our staff, the owner, or our representatives, have the right to enter the premises during your stay to inspect and the make necessary repairs.
Personal Property: We will not be responsible for personal items left behind. We do make every effort to located and return them to you. We will package and return items for $25 plus postage.
Property Condition/Damages: We do expect you to respect our cottage and to leave the property in the same general condition in which it was received. Please report any damages or concerns upon check in, or as soon as any incident occurs.
Disturbances: You and your guests will be required to vacate the premises and forfeit the rental fee for any of the following reasons: A) Using the premises for any illegal activities. B) Setting off any form of fireworks on the property. C) Causing damage to premises rented or to any neighboring property.
Maintenance/Repairs: All equipment in the home should be in working order. Please report any inoperable equipment promptly. We will make every reasonable effort to have the problem corrected. Keep plumbing free of toys or other foreign objects. Please do not put food down the sink because there is not a garbage disposal. Under no circumstances will there be any reduction or refund of rent for any mechanical failure of heating/AC units, washer, dryer, TV, toaster, or other appliance. No refunds will be made for disruption of utilities including power, water or dish network. These disruptions would be extremely rare if ever to happen.
Hold Harmless: Buck Ridge Hideaway does not assume any liability for loss, damage, or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defect or stoppage in supply of water, gas, electricity, or plumbing. Nor will Buck Ridge Hideaway accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond our control. Refunds will not be issued for any of the mentioned items.
Assumptions of Risk, Release and Indemnification: The signer and his/her guests agree to assume all risk for injury, death, or damage to persons or property in any way arising from the rental of Buck Ridge Hideaway or other activities on or about the premises and related facilities. Further, said parties hereby release Buck Ridge Hideaway, its agents and employees from any and all liability for such injuries and/or damages in any way arising out of their use of the premises and related facilities and agree to indemnify and hold them harmless from any claims, demands, losses or causes of action arising our of said use. Signer and his/her guests also agree to be responsible for any and all damage to the property which in any way arises out of the use of the premises and related facilities by said parties.
